We source directly from county assessor offices, county recorder offices, county and federal courts (including PACER), county treasurer/tax collector offices, USPS address databases, and municipal code enforcement departments. Our "Derived" data (like AVM and Distress Scores) is calculated from these public records using transparent, documented formulas. Our "Appended" contact data comes from publicly available skip-tracing sources.

Our data refresh schedule depends on your plan. Starter plans receive weekly updates, Professional plans get daily refreshes, and Enterprise/Brokerage plans have access to real-time data. Court filings typically appear in our system within 1-3 business days of being recorded. Property transfers and tax records update on a daily cycle across all covered counties.

The Distress Score is our proprietary composite index that rates every property on a 0-100 scale based on 18 weighted distress signals.
